Briarhills Energy Corridor & West Houston Neighborhood

Hey this video is about a great West Houston neighborhood called Briarhills.

Well my name is Paul Holub, I’m a local Houston real estate agent and my mission is to help families move in and out of the Houston area and help make that process a little bit more smooth or provide some great content around the home buying and selling process.

Neighborhoods

So I wanted to dive in like I said earlier to a great neighborhood in West Houston is called Briarhills. So let me go ahead and pull up my map switch around here. So we have map of Houston and downtown’s right here and headed out west on I-10 you’ll see I have selected it here this is the Energy Corridor there are a lot of professional and larger oil gas companies are located.

So here’s Briarhills there’s about six hundred and seventy homes in the neighborhood it’s right along the Buffalo Bayou and so I’ll talk a little bit more about that in just a minute but let me see if I can flip my screen back around here okay.

So a lot of the houses were built in the 70s and 80s and they ranged from you know about 2,000 square feet to 3500 square feet. Let’s kind of put the average around you know twenty-three twenty-four hundred a piece. You know three and four bedrooms but they have a very eclectic mix of styles if you look here on my website. I have a couple houses pulled right up, you see a couple two-story homes traditional two-story homes here’s kind of a seventy style ranch and it’s a nice simple traditional ranch-style home that’s um neat different styles to look for.

Taxes

A little bit more about taxes the taxes are around 2.6 percent currently during the city of Houston in Harris County so I tend to stay a little bit lower but obviously that can change.

Flooding

I want to talk a little about flooding because a lot of homes did flood during Hurricane Harvey flipped in the back mat back you’ll see here it is located right along the Buffalo Bayou so a lot of the homes I see obviously closer to the bayou did flood so it’s something to be aware of it was a freak kind of flood but you know it’s a great neighborhood.

Prices

Prices tend to be between you know 300 thousand to 450 but they definitely can range so take a peek in the description below I’ll have a link to homes in the neighborhood that are currently for sale so you can kind of see what’s currently going on.

Schools

All right, I wanted to share a little bit about the schools. So the schools are to Barbara Bush Elementary which is right down here and some one of the top schools in admission schools in the state then it also goes to West Briar middle school and then West Side High School. So they’re all kind of right around here all the hot schools just right there you know almost in walking distance.

There are a lot of options for private schools so if you wanted to go to JP2 which is a Catholic school from kinder all the way to 8th grade. Here’s your website pulling up and they’re one of the top schools as well they also have the Village School which is just right around the corner and they go all the way from kinder to 12th grade and they have some neat stuff here on the website kind of see a little bit more about 8:1 teacher ratio all that fun stuff.

Then here is the British International School and they have a larger complex out a little further away on West Green but it’s kind of a similar website. So anyway there’s a lot of options there for schools of Audy school as well as a little bit further away and the nice thing is that it’s you know location for Briarhills is good commuting.

If you look here on the map you know like I shown earlier highway 6 to I 10 a little bit traffic in the morning but here you get Beltway 8 it’s not too far from The Galleria and then downtown so you pretty much get on and go wherever you like.

Lifestyle

So life style everyone you know a lot of people like to walk there’s a dog park over here George Bush there’s a dog park up here in addicks reservoir. So lots of things to do and explore, hiking and biking right along the Bayou is really nice lots of great churches and places of worship. Great community and exercise places the mat is a great little exercise area it’s just a simple little gym but a lot of people love it and has any community feel to it.

Restaurants and things to do I want to share with you some of my favorite restaurants first Beans Cafes, my favorite coffee shops. Its a little hole in the wall but kind of fun to go and grab a cup of coffee and just kind of hang out.

Lupe tortilla is actually one of my favorite Mexican food restaurants and this is original one here right on Highway 6 and I-10. It used to be just a house that they converted into a restaurant and now that they’re all over the place but anyway it’s a great great little restaurant. I love their beef fajitas very limey cilantro so good.

Also brothers pizza if you like having a traditional New York style pizza this is a place to go we grew up going here used to be West Oaks Mall but none had their little shop right on I-10 in Highway 6 and they’re so greasy and so good like my mom would would bring the pizza with paper towels because they had so much grease and that tells you how amazing it is.

Some of my final thoughts here, Briarhills is a great neighborhood it’s a lot of great houses there great location so if you’re looking to move to West Houston make sure you kind of consider if you’re open says little bit older houses also be aware that some of the homes did flood but you have great access to walking trails. So if you wanted to get out and run with pets or take a walk or have some great anthills again if you have a mountain bike to go out and run around there and bike such a great neighborhood.
