Parkway Villages Gated Energy Corridor Neighborhood

This video is about the Parkway villages neighborhoods in West Houston or the Energy Corridor area.

Transcript:
Well my name is Paul Holub, I’m a local Houston real estate agent and I just want to spotlight this great neighborhood because it’s got a lot going for it. Let me pull up my computer and kind of share with you a little bit more about it so if you’re looking to move I can give you an idea of what the area is like and what the neighborhoods like.

Neighborhoods

So here we are if you can see that this is Downtown Houston, here’s the Galleria, Beltway 8, this is I-10 and here is the Energy Corridor. So were kinda zooming in. I have some sold properties already pulled up and so there’s a couple of different little sections of it and it’s kind of funny because they all have you know a little different names to it. This one at the top here is Enclave Lake and it’s all part of Parkway Villages. This one has a little bit more expensive homes I mean they’re right here by the Bayou you see $1.3, $1.2 you know this one’s right here 700,000 these are actually one of the higher price sections in the neighborhood or in the the Parkway Villages.

The next one over here we’ve got Laguna Springs and this one’s Madera Vista they also have a couple different ones we’ve got the Villas, Maplewood Park, Sienna Grove, Windsor Grove and then down here on the bottom of the Tracewood Park, The Retreat down on the bottom we’ve got The Court. So there’s a couple different sections to the park to Parkway Villages but it has some some really neat stuff. We got the map here let’s dive into the houses so there’s actually about $570, $580 houses in this whole complex and they’re built in the late 90s about average about 2,700 square feet.

They’ve got some really nice things going on for them what I really like about it is that they have that these are all gated neighborhoods. So if you’re looking for a little more safe, a little more pristine, some great people, great neighbors, great houses you know this is a great neighborhood to look into.

Taxes

One thing about the taxes is that its actually pretty lo. So if Houston Harris County, then looking at about 2.6%. So you know upper 2.5% depending on how it is currently but it’s pretty affordable because they can’t get as high you know this 4% out in the suburbs or far other places outside of Houston.

Community

Community areas it doesn’t have a pool or tennis courts but you know there’s lots of places nearby of Memorial area the more athletic center it’s not too far away. They’ve got 24-hour Fitness you know so there’s a lot of other places that you can go and do after schools and so forth. Prices check out. The price of globe you see these are kind of right here looking at my screen can get above a million but for the most part they hover around five hundred thousand and this is currently.

So I’m gonna leave a link in my description here in this video so if you wanted to get some more current pricing see what’s actually available in these skater neighborhoods you kind of see what’s going on there.

Flooding

So did it flood? Yes some of these neighborhoods some of these homes right here in the back actually did flood they’re built up so it wasn’t like the whole neighborhood flooded right here along Terry Hershey. A lot of these homes on the north and south side flooded but for the most part these sections up here didn’t because they were built up a little higher you know so that’s great.

Schools

Going into schools, it is Houston Independent School District. Houston is great because they have a lot of magnet schools so if you wanted to send your kid just puts you in place, you can do that but you know it’s Houston ISD. So you’re zone to Westside high school and the great thing is that your zone to Barbara Bush Elementary which is I think its top five or top ten elementary schools public elementary schools in the state you know it’s very rigorous programs. So if that’s something that you’re looking for that’s definitely pretty good to do.

Lifestyle

Lifestyles if you’re looking for an active lifestyle they’ve got the Terry Hershey trails and Buffalo Bayou right there you can just you take the anthills they’ve got nice paved spots so if you wanted to go and ride your bike or walk your dog or kind of go hang out your family you can do that. There’s also lots of dog parks and George Bush and the Atticks Reservoir there’s a neat little park there too, sports camps everything there’s lots of things to kind of do there.

Moving back over here there’s some great restaurants Silvia’s is a nice little restaurant right here along Eldridge, yeah right here at Enclave that’s what my favorite enchiladas houses, fantastic food and I also like going to Beans Coffee and so we like to hang out just kind of get coffee and relax a lot of times I’ll do work there and there’s a ton of other great restaurants right along Memorial.

Eldridge got a bunch over here it’s a new a wine bar like to go to and then further south if you wanted to you can go down Westheimer they have just tons and tons of great restaurants right along Westheimer. Also you can always go over to here which is City Center or Town and Country a lot of great stuff and Memorial City always has great restaurants there.

Recap

So yeah, so if you guys are looking for a great neighborhood not too old, it’s gated you don’t want to commute all the way out to Katy or it’s kind of some other neighborhoods this is a great neighborhood to take a peek at you know a lot of the homes have higher ceilings so you have a newer feel to them they’ll be a little bit dated from the 90s many times so probably require a little bit updating and they won’t have a big backyard but hey you get something gated it’s a little bit newer.

You got decent Elementary School decent high school and then there’s also great options for private school so if you want to take them to The Village or the British Prep School or the Audi school there’s there’s so many options there for that. So great little neighborhood I think it’s a neat buy so if you’re working for BP or Oxi or one of the big oil and gas companies here in the Energy Corridor it might be something good to look into.
